Well priced homes still sold in about five weeks at close to asking. But above $1M, only 49% of the homes that left the market actually sold. The $600K to $800K band is where Nelson really trades.
Six signals cooled at once — pending sales, new listings, sold-to-asking, and days on market. Nelson has slipped into the early edge of a buyer's market, unevenly: the $600–800K mid-market sold out, while 43 listings sit above $1M.
A wave of manufactured-home sales dragged the headline median to $538K and made it look like Nelson crashed. Strip them out and detached values held at $739K. The market didn't collapse — the product mix changed.
About this report
Every quarter I pull the raw MLS data for Nelson and the surrounding West Kootenay areas and publish what it actually says — including the parts that aren't flattering to my own industry.
Two rules run through every edition. Medians, not averages, because a handful of outliers can move an average and tell you a story that isn't true. And always two numbers: the all-types median, and the Nelson-proper detached median — because the first one swings with the product mix while the second is the honest read on what homes are worth.
Coverage: Nelson (NE) plus the NERU sub-areas — North Nelson to Kokanee Creek, Nelson West/South Slocan, and Nelson South/Salmo Rural. Data compiled from the Association of Interior REALTORS®.
